Buying new construction in Gallatin: read this before you sign with the builder's lender
Gallatin's planning department is tracking 41 active development projects. Nexus Tennessee alone is 1,350 single-family lots plus 900 multifamily units on 654 acres. The Paddock at Kennesaw Farms adds another 632 detached homes, 56 attached and 682 multifamily. If you are buying here, there is a good chance you are buying something that does not exist yet.
Builders will steer you to their preferred lender, usually with an incentive attached. Sometimes that incentive is genuinely worth taking. Often the incentive is funded by a higher rate or points baked into the loan, and the "free" upgrade costs more over five years than it saved at closing.
You are allowed to use your own lender. Bring me the builder's offer and I will price the same loan against several wholesale lenders and show you the real comparison, in writing, side by side. Sometimes the builder wins. You should know either way before you sign.
The other new-construction issue is timing. Rate locks on a build that closes in seven months work differently than on a resale closing in thirty days, and extended locks and float-downs are priced very differently across lenders.
